Related Affordable in Dayton, OH, is seeking a Maintenance Supervisor to lead building maintenance, grounds, and common areas, ensuring safety, cleanliness, and reliability of systems. You will diagnose issues, supervise make-ready for vacant apartments, manage inventory and vendor bids, and oversee after-hours emergency repairs, while modeling our core values and delivering exceptional resident service.

The role requires 3+ years in maintenance, supervisory experience, and ability to lift 50

Qualifications

3+ years of experience in general maintenance.
Schedule flexibility including weekends to meet property maintenance demands.
2+ years of direct supervisory experience preferred.
Experience with Real Page, One Site, or similar property management software preferred.
Strong skills in HVAC, plumbing, carpentry, painting, and electrical/appliance repairs.
General knowledge of Microsoft Office.
Affordable housing experience preferred.

Responsibilities

Assist in completing work orders from resident service requests by diagnosing issues and making repairs.
Oversee the make-ready process for vacant apartments, including inspections, task lists, scheduling contractors, obtaining supplies, and ensuring high standard completion.
Develop and maintain cleanliness and appearance standards throughout the community, including grounds and common spaces.
Inspect the building and property daily, addressing safety issues promptly.
Perform routine preventative maintenance and respond to emergency repairs after hours.
Make budget recommendations for maintenance line items to the Community Manager.
Order and maintain inventory of building materials and supplies.
Coordinate with contractors and vendors to obtain bids for repairs and replacements.
Ensure the general upkeep of building common areas and grounds.
Perform other duties as assigned.
