Job summary

Related Affordable is seeking a Maintenance Supervisor to lead maintenance operations across our affordable housing community in Dayton, OH. You will diagnose issues, perform repairs, and oversee make-ready work for vacant units, while upholding safety and quality standards.

You’ll manage preventative maintenance, coordinate with contractors, and contribute to budget planning. The role requires hands-on skills and a commitment to exceptional resident service within a collaborative team.

Qualifications

• 3+ years of experience in general maintenance.
• 2+ years of direct supervisory experience preferred.
• Experience with Real Page, One Site, or similar property management software preferred.
• Ability to lift and move up to 50 lbs.
• Schedule flexibility including weekends; on-call rotation as needed.
• High school diploma or equivalent; trade certification preferred.

Responsibilities

• Assist in completing work orders from resident service requests by diagnosing issues and making repairs.
• Oversee the make-ready process for vacant apartments, including inspections, task lists, scheduling contractors, and supplies.
• Maintain cleanliness and appearance standards throughout the community, including grounds and common spaces.
• Inspect the building and property daily for safety issues and address promptly.
• Perform routine preventative maintenance and respond to emergency repairs after hours.
• Make budget recommendations for maintenance line items to the Community Manager.
• Order and maintain inventory of building materials and supplies.
• Coordinate with contractors and vendors to obtain bids for repairs and replacements.
• Ensure upkeep of building common areas and grounds.
• Perform other duties as assigned.
