We’re seeking an experienced, hands-on Maintenance Director who’s ready to lead our dedicated teams in keeping our buildings, grounds, and systems in top shape—just like you’d want for your own family.
What You’ll Be Doing- Leadership & Supervision:
- Oversee and mentor Maintenance, Housekeeping, and Laundry professionals to ensure every task is completed with excellence.
- Hire, train, and manage staff while creating and maintaining effective work schedules.
- Comprehensive Maintenance Management:
- Ensure that our building(s), fixtures, furniture, vehicles, appliances, equipment, and grounds are maintained safely and efficiently.
- Respond promptly to maintenance requests and emergencies, documenting completed work using our electronic building management system (TELS).
- Oversee the timely return of vacated suites to rentable condition and manage unit turn processes.
- Safety, Compliance & Inspections:
- Schedule and perform routine safety inspections, system checks, and mandatory equipment inspections (e.g., elevators, boilers, emergency systems) to ensure compliance with building codes, OSHA, and fire safety standards.
- Train staff on evacuation, disaster preparedness procedures, and conduct regular drills.
- Budget & Vendor Management:
- Assist in developing and managing the maintenance budget, ensuring cost-effective procurement through our electronic procurement system (DSSI).
- Coordinate with vendors and contractors for services such as pest control, trash collection, water treatment, and IT-related system management.
- Resident & Community Engagement:
- Assist with resident transportation and support new resident move-ins/move-outs by ensuring all areas are prepped and maintained to the highest standards.
