Job summary

The Garrett Companies seeks a Service Manager to lead maintenance operations for a luxury community in Colorado Springs. You will drive proactive maintenance, mentor a maintenance team, and ensure top-notch resident experiences through hands-on problem solving.

You’ll oversee service requests, preventative schedules, and curb appeal, coordinating with the Community Manager. On-call duties and safety compliance are part of the role.

Qualifications

• 3+ years experience as a Service Supervisor
• HVAC and EPA certifications strongly preferred
• Must provide own tools
• Valid driver’s license required
• Experience with Property Management software (Entrata) preferred
• Must be willing to be on call and take emergency calls after hours
• Must pass background check and drug screening

Responsibilities

• Ensure move-in ready apartments and inspect amenities
• Resolve resident concerns as they arise
• Coordinate move-in/move-out inspections with Community Manager
• Assign daily activities to maintenance team
• Mentor maintenance staff
• Use performance counseling as needed
• Maintain vendor and resident relationships
• Communicate community performance to management
• Other duties as assigned
• Maintain preventative maintenance schedules
• Conduct quarterly community audits and inspections
