Job summary

Phipps Houses is seeking a bright, energetic Superintendent for a Harlem site. This is a live-in role with a 2-bedroom apartment provided. The 66-unit building operates Tuesday–Saturday, 7:00am–4:00pm, with a salary of $52,000 and eligibility for a sign-on bonus.

You will manage maintenance, turnovers, and building systems while supervising staff and coordinating with vendors. Qualifications include HS diploma or GED with 2–3 years’ experience, S13 Standpipe and S12 Fire Sprinkler

Qualifications

• High school diploma or GED with 2–3 years experience.
• S13 Standpipe and S12 Fire Sprinkler certifications are required.
• Strong organizational skills, verbal and written communication skills are necessary.
• Must have strong problem solving skills and superior customer service.
• Knowledge of building codes and safety standards.

Responsibilities

• Manage day to day maintenance and operations of the property.
• Oversee apartment turnovers including punch list and acceptance process.
• Coordinate preventative maintenance and building systems upkeep.
• Ensure property passes surveys and maintains inspection logs.
• Coordinate with contractors for outsourced repairs and supervise staff interviews/hiring.
