Job summary

Phipps Houses seeks a live-in Superintendent for a Harlem 66-unit building. You will perform basic electrical, plumbing, heating, and AC tasks, coordinate outsourced repairs, manage turnover punch lists, and supervise maintenance staff.

A 2-bedroom apartment is provided with this role, and hours are Tue–Sat 7:00am–4:00pm. The ideal candidate has 2–3 years’ maintenance experience, a High School diploma or GED, and current S13 Standpipe and S12 Fire Sprinkler certifications.

Qualifications

• High school diploma or GED with 2–3 years of experience.
• Must have current S13 Standpipe and S12 Fire Sprinkler certificates.
• Supervisory experience required.
• Ability to perform basic electrical, plumbing, mechanical, heating and AC work.
• Knowledge of building codes and safety standards.

Responsibilities

• Manage day-to-day maintenance and operations of the property.
• Oversee apartment turnovers, punch lists and acceptance.
• Coordinate preventative maintenance and building systems.
• Ensure property passes surveys and maintain logs.
• Supervise maintenance staff and hire as needed.
• Use Yardi for requisitions and Ulti-Pro for time off approvals.
