Job summary

BOULEVARD TOGETHER OWNER LLC is seeking a hands-on Superintendent for a live-in Union position overseeing 1,441 units. You will supervise ~30 porters and 7 handymen, develop maintenance schedules, inspect units, and coordinate with multiple agencies to ensure compliance and high standards of service.

The role requires 5+ years as a Superintendent, strong electrical/plumbing/HVAC expertise, and HPD/DOB/DHCR/NYCHA/FDNY certifications. Proficiency with Yardi and payroll systems is a plus.

Qualifications

• Minimum 5 years experience as a Superintendent.
• Expertise in maintenance including electrical, plumbing, HVAC, steam heating systems, boilers, painting, and general carpentry.
• Basic computer skills required. Experience with Yardi software, and payroll system a plus.
• Experience supervising maintenance staff required.
• Ability to lift 25 pounds or more.
• Must have all HPD, DOB, DHCR, NYCHA, & FDNY certifications including sprinkler (S12), standpipe (S13), boiler, and fire alarm (S95).

Responsibilities

• Directly responsible for repairs, service, and staff operations.
• Develop and submit maintenance schedules for approval.

• Walk the building and grounds daily to ensure cleanliness and preventive maintenance.
• Complete apartment turnovers promptly and inspect units.
• Coordinate inspections (HQS/NSPIRE) and annual move-in/out checks.
• Ensure timely snow removal and respond to emergencies.
• Manage work orders and track progress with management systems.
• Liaise with agencies (DOB, HPD, NYCHA, FDNY, DHCR, DOHMH) for compliance.
• Communicate with tenants and owners; coordinate with outside contractors.
• Order supplies and coordinate capital work; report all accidents.

Position Overview: Candidate should be a hands on, self-starter, with excellent interpersonal skills and experience in all facets of multifamily building maintenance. Detail oriented with the ability to meet deadlines and thrive under pressure. The ideal candidate should be able to supervise staff, assign work as well as take and follow directions from superiors. Experience with electrical, plumbing and HVAC operations is required. The candidate must have excellent references and strong customer service skills. This is a live-in Union position.1,441 UnitsSupervises +/- 30 PortersSupervises +/- 7 HandymenStaffing is subject to changeKey Responsibilities:The Superintendent is directly responsible for all issues pertaining to building repairs, service, and staff.Develop a maintenance schedule and submit for approval.Supervise Maintenance staff, delegate work duties to on-site staff, and document issues as they arise.Walk and inspect the building, grounds, and steam room, daily to maintain an appropriate level of cleanliness and to ensure a high level of preventive maintenance.Complete apartment turnovers in a timely manner.Prepare apartments and conduct all inspections, including annual, move-in, move-out and as needed HQS/NSPIRE inspections.Ensure the timely removal of snow.Respond to building emergencies and resolve as required.Resolve any tickets/violations in person and in accordance with proper procedures per agency.Maintain a positive dialogue with Property Management to review maintenance practices and improve the overall operation of the property.Assign and ensure completion of tenant and building work orders in a professional and timely manner.Work with DOB, HPD, NYCHA, FDNY, DHCR, DOHMH and all others agencies to ensure compliance.Communicate with tenants, tenant’s associations, and owners.In coordination with property management, order supplies and services.Assist and coordinate work performed at the building by outside contractors inc. capital work.All accidents must be reported immediately to Management and Human Resources.
