Job summary

Phipps Houses is seeking an energetic Assistant Superintendent for Atlantic Chestnut in East New York, Brooklyn. The role oversees day-to-day maintenance, turnover processes, and building systems to ensure safe, reliable operations in a large affordable housing development.

This is a non-live-in, full-time position with Sunday–Thursday 8am–5pm, offering potential year-end discretionary bonus. Certifications S13 Standpipe and S12 Fire Sprinkler are required prior to interview, with supervisory

Qualifications

• Supervisory experience required.
• Active S12 and S13 certification.
• Practical test required; written assessment if no HS diploma.

Responsibilities

• Manage day-to-day maintenance and operations of the property.
• Oversee apartment turnovers, punch lists, and acceptance process.
• Maintain building systems and coordinate preventative maintenance.
• Ensure compliance with surveys and inspections.
• Maintain logs for sprinkler systems and fire safety equipment.
• Coordinate with contractors for outsourced repairs.
• Participate in interviewing and hiring maintenance staff.
• Purchase supplies and manage inventory.
• Understand building heating and water systems; address emergencies.
• Perform duties of custodian when needed and assist with snow removal.
• Keep interior/exterior paint refreshed and address work tickets in apartments.
• Utilize Yardi for requisitions and vendor PO follow-ups.
• Accept deliveries and provide packing slips to admin staff.
• Attend hearings for violations and escalate emergencies as required.
• Participate in supervision, meetings, and professional trainings.
