Job summary

MMS Group is seeking a live-in Maintenance Superintendent for an 80-unit residential property in Newark, NJ. The role covers interior and exterior inspections, preventive maintenance, and repairs across plumbing, electrical, carpentry, and appliances.

Ideal candidates have 5+ years in residential multifamily maintenance and hold a Fire Safety and Boiler License. A valid driver’s license is required and knowledge of building codes and safety standards is essential.

Qualifications

• Five+ years of residential multifamily property management/apartment maintenance.
• High School Diploma or equivalent.
• Plumbing, electrical, carpentry, appliance maintenance, masonry, HVAC, and boilers.
• Valid driver's license.
• Fire Safety and Boiler License.

Responsibilities

• Work Orders: Efficiently complete all daily work orders.
• Communication: Communicate any delays in completing a work order with the supervisor in the management office.
• Regular Maintenance: Troubleshoot repair and maintenance issues involving electrical, plumbing, appliances, and carpentry.
• Apartment Inspections: Assist the property manager in scheduling annual apartment inspections and during apartment move-in and move-out inspections.
• Unit Turnover: Ensure turnover repairs and services are completed on schedule.
• Preventative Maintenance: Maintain records for preventative maintenance, building mechanicals, service requests, and turnover status; know contracts and suppliers.
• Building Codes: Stay current on applicable building codes and safety standards.
• Trash: Maintain trash areas.
• OSHA: Knowledge of water/gas meter cut-offs, apartment/fixture cut-offs, sewer clean-outs; follow OSHA standards.
• Emergency Response: Respond to after-hours emergencies per company policy.
• Snow Removal: Assist in snow clearing during events.
• Additional Duties: Perform other duties as outlined in the job description.
