Condominium Association in Rahway, New Jersey seeks an experienced Live-In Building Superintendent to oversee daily operations of a 222-unit, 17-story property. The role demands hands-on building systems experience, staff supervision, and a commitment to resident service.

Responsibilities include repairs, boiler maintenance, safety monitoring, vendor coordination, and emergency response. Housing stipend provided; 40-hour week with after-hours coverage and occasional weekends.

Qualifications

Experience as a building superintendent or senior facilities maintenance.
Hands-on experience with plumbing, electrical, HVAC, boiler systems and carpentry.
Valid New Jersey Black Seal Boiler Operator License or ability to obtain on hire.
Ability to supervise and schedule building staff.
Strong organizational, administrative, and recordkeeping skills.

Responsibilities

Perform general plumbing, electrical, HVAC, carpentry, painting and other repairs.
Conduct daily boiler inspections and maintain logs.
Oversee common areas, utilities, mechanical rooms and preventive maintenance.
Supervise onsite maintenance and concierge staff.
Coordinate contractors, vendors, inspections and capital projects.
Respond promptly to resident maintenance requests.
Coordinate move-ins/move-outs and elevator protection.
Monitor fire alarms, security cameras and safety systems.
Respond to leaks, outages, and emergencies.
Maintain inspection, maintenance, incident, expense and vendor records.
