Job summary

Goddard Riverside Community Center is seeking an experienced Live-In Building Superintendent to manage daily maintenance, safety, cleanliness, and the physical condition of a 34-unit supportive housing property in New York City. You will inspect, repair, and coordinate vendor work to ensure a safe living environment for residents.

The role requires hands-on maintenance, on-call responsiveness, and collaboration with management and supportive services staff.

Qualifications

• High school diploma or equivalent required.
• FDNY Sprinkler and Standpipe S12, S13, S95, P99 certifications required.
• Minimum of 3 years of building maintenance or superintendent experience preferred.
• Experience in residential or supportive housing is a plus.
• Knowledge of HUD, HPD, NSPIRE, HQS, or other housing regulations is a plus.

Responsibilities

• Conduct daily inspections of the building and common areas.
• Respond to resident maintenance requests and complete work orders promptly.
• Perform basic plumbing, electrical, carpentry, painting, and general maintenance.
• Monitor heating, hot water, plumbing, HVAC, electrical, elevator, and other building systems.
• Identify and report hazardous or unsafe conditions.
• Coordinate access for vendors, inspectors, and management.
• Maintain accurate maintenance logs, work orders, inspection records, and inventory.
• Assist with HPD, HUD, NSPIRE, HQS, fire safety, and other inspections.
