JP Management LLC seeks a live-in Superintendent for an apartment building in East Brunswick, NJ. The role covers maintenance, tenant work orders, and basic repairs with on-site housing provided. You will handle plumbing, electrical, carpentry, painting, and preventative maintenance while coordinating with contractors.

On-call responsibilities include nights and weekends. Only candidates with prior property maintenance experience and their own tools should apply.

Responsibilities

• Respond to service requests from management and tenants.

• Support supervisor with essential property operations tasks.
• Diagnose and repair issues in plumbing, electrical, drywall, carpentry, roofing, painting, plastering, and concrete.

Job description

We are seeking a Superintendent to live on-site for an apartment building in East Brunswick, New Jersey. This position is responsible to maintain and service the building facilities and tenant work orders. Superintendent responsibilities include but are not limited to:

• Service requests from management and tenants such as appliance repairs, simple plumbing/electric repairs, painting, etc.
• Preventative maintenance.
• Speedy turnover of vacant apartments with contractors.
• Preform general maintenance repairs and tasks without endangering self, residents, or staff.
• Organizational skills to prioritize service requests and general maintenance tasks.
• Maintain a preventative maintenance program that minimizes emergency repairs, service requests and the utilization of outside contractors.
• Special projects or additional duties assigned by Supervisor that are essential for property operations.
• The ability to deal with tenants and other staff members.
• The ability to diagnose problems and preform repairs in the following areas;
• Plumbing
• Electrical
• Sheetrock
• General Carpentry
• Roof Repairs
• Painting, Plastering and Compounding
• Sidewalk Concrete Repairs
• Ice/Snow Removal

Specific requirements

• Must have previous experience in property maintenance
• On Call for services as necessary including nights and weekends.

Salary: $25.00 - $30.00/hr
