Job summary

MRI Software is seeking a LIHTC Year 15 Specialist to lead investment dispositions, partnership restructurings, and investor exit strategies for LIHTC properties approaching the end of their initial compliance period.

You will collaborate with investors, developers, legal counsel, syndicators, asset managers, and ownership entities to evaluate ownership transitions, model scenarios, and preserve affordable housing assets.

Qualifications

• Bachelor's degree is required and experience in LIHTC assets, affordable housing finance, or real estate transactions is essential.
• Strong financial modeling, cash flow analysis, and NPV calculations.
• Ability to interpret complex partnership and legal documents and communicate recommendations clearly.

Responsibilities

• Lead Year 15 and investor exit transactions for a portfolio of LIHTC investments.
• Analyze partnership agreements, operating agreements, and related legal documents to determine ownership rights and exit options.
• Review and interpret lower-, middle-, and upper-tier partnership structures and ownership entities.
• Build and maintain financial models to evaluate exit scenarios, restructurings, dispositions, and portfolio strategies.
• Lead negotiations with developers, investors, syndicators, attorneys, and stakeholders to facilitate Year 15 transactions.
• Coordinate due diligence across financial, legal, and operational reviews and prepare investment committee materials.
• Maintain knowledge of LIHTC regulations, market trends, and best practices related to Year 15 and affordable housing preservation.
