Job summary

Pratum Companies seeks a Community Manager to oversee LIHTC and PB Section 8 properties, ensuring compliance with HUD and tax credit standards. You will manage leasing, budgets, maintenance, and resident relations while leading a maintenance team and coordinating community programs.

The role emphasizes strong communication, financial management, and proficiency with property management software to maintain occupancy and regulatory compliance.

Qualifications

• Minimum of 3 years of property management experience, focusing on LIHTC properties.
• Knowledge of LIHTC and Section 8 regulations and compliance requirements.
• Strong financial acumen with budgeting and reporting experience.
• Excellent communication and interpersonal skills.
• Proficient in property management software and Microsoft Office Suite.
• Ability to work independently and as part of a team.
• Certification in property management (COS/CPM/CAM/HCCP) is a plus.

Responsibilities

• Oversee day-to-day property operations including leasing, rent collection, maintenance, and resident relations.
• Ensure LIHTC and Section 8 compliance, maintain tenant files and certifications, and report as required.
• Prepare and manage property budgets, monitor expenses, and produce financial reports.
• Foster resident relations, organize events and ensure high resident satisfaction.
• Coordinate maintenance, inspections, and safety standards; address issues promptly.
• Supervise and train staff; promote teamwork and accountability.
• Engage with local organizations and stakeholders to promote the property.
