Job summary

Gateway Management company in Atmore, AL is seeking a Property Manager for our Atmore Senior apartment community to oversee daily operations and drive financial and occupancy goals. You will recruit and supervise office and maintenance staff, ensure compliance with LIHTC and fair housing laws, coordinate maintenance and vendor activity, and maintain a safe living environment for residents.

Qualifications

• Excellent verbal and written communication skills with strong customer service and leadership capabilities.
• Knowledge of multifamily operations including people management, financial reporting, problem-solving, sales, maintenance and resident relations.
• Ability to access all apartment homes and parts of the community for showings and inspections.
• Ability to visually inspect units, grounds and other community aspects to ensure standards.
• Ability to handle multiple tasks and prioritize duties.
• High school diploma or equivalent required; some college preferred.
• Valid driver’s license and automobile insurance.
• LIHTC experience is preferred.

Responsibilities

• Meet or exceed occupancy, rent collection, expenses and compliance goals.
• Recruit, supervise, train and assign duties to office and maintenance staff.
• Operate the property in compliance with IRS LIHTC and fair housing laws.
• Oversee maintenance and operations including contractor/vendor coordination and unit turnover.
• Maintain resident relations and respond to requests and complaints.
• Collect rents and post to accounts promptly and accurately.
• Enforce lease provisions and monitor payments.
• Report accidents and emergencies to Regional Manager with incident documentation.
