Gateway Management Company is seeking a Property Manager for Cobblestone Village in Clanton, AL. You will oversee daily operations, staff supervision, and compliance across tax credit properties, ensuring occupancy and revenue targets are met.

The role requires LIHTC experience, strong leadership, and impeccable resident relations skills to maintain a safe, well-managed community for residents and families in the Clanton area.

Qualifications

• Two years of property management experience with LIHTC.
• High school diploma or equivalent required; some college preferred.
• Experience with tax credit properties and rent collection.
• Ability to supervise staff and coordinate contractors.

Responsibilities

• Meet or exceed occupancy, rent collection, expenses, compliance paperwork, and facilities management goals.
• Recruit, supervise, train, and assign duties to office and maintenance staff.
• Operate property in compliance with IRS LIHTC and fair housing laws.
• Oversee maintenance and operations; coordinate contractors and vendors for timely turnover and repairs.
• Uphold integrity and organizational values.
• Maintain resident relations; respond to requests and complaints.
• Collect rents; post to resident accounts promptly and securely.
• Enforce lease provisions and rent payment requirements.
• Report accidents and emergencies to Regional Manager via Incident Report.
