Job summary

Gateway Management is seeking a Property Manager for the Bell Isle/Loxley Station community in Loxley, AL. You will oversee daily operations, manage staff, and ensure compliance with LIHTC and fair housing laws while driving occupancy and rent collection.

The role requires leadership, strong communication, and hands-on maintenance oversight to provide residents a safe, well-maintained living environment. Two years of property management experience with LIHTC is required.

Qualifications

• Excellent verbal and written communication skills, including strong customer service and leadership skills.
• Excellent and creative outreach marketing skills.
• Comprehensive knowledge of multifamily operations including people management, financial reporting, problem-solving, sales, maintenance, and resident relations.
• Must be able to access all apartment homes and parts of the community to show the home to potential residents; inspect all areas of community.
• Ability to visually inspect apartment homes, grounds, and other aspects of the community to determine that standards are met.
• Experience with MS Office and basic computer skills; Real Page OneSite experience preferred.
• Valid Driver’s License and automobile insurance.
• Two years of previous property management experience with tax credit/LIHTC experience required. High school diploma or equivalent required, some college preferred.

Responsibilities

• Meet or exceed occupancy, rent collection, expenses, compliance paperwork, and facilities management goals.
• Recruit, supervise, train, and assign duties to all office and maintenance staff at the property.
• Operate property in compliance with LIHTC, LIHTC, fair housing laws.
• Oversee maintenance and operations including scheduling contractors and vendors and unit turnover.
• Maintain resident relations and address requests and complaints.
• Collect and monitor monthly rents and post to resident accounts promptly.
• Enforce lease provisions, including rent payments.
• Report incidents to Regional Manager/Corporate with an Incident Report.
