Job summary

Express Employment Professionals - Cincinnati East is seeking an experienced Property Manager with deep LIHTC/Section 42 knowledge to oversee an affordable housing community. You will ensure compliance, optimize occupancy, and drive resident satisfaction while managing leasing, certifications, and audits.

The role requires strong organizational and communication skills, the ability to manage multiple priorities, and experience with major PM software.

Qualifications

• Minimum 2 years of Property Management experience.
• LIHTC / Section 42 certification and experience required.
• Thorough understanding of affordable housing compliance, income limits, and resident eligibility requirements.
• Experience completing certifications and maintaining compliant resident files.
• Strong organizational, communication, and customer service skills.
• Ability to manage multiple priorities in a fast-paced environment.

Responsibilities

• Manage day-to-day operations including leasing, resident services, maintenance coordination, and rent collection.
• Ensure full compliance with LIHTC regulations and applicable housing requirements.
• Complete resident certifications, annual recertifications, income calculations, and compliance documentation.
• Maintain accurate tenant files and prepare for audits.
• Monitor occupancy levels and implement marketing and leasing strategies.
• Supervise onsite staff and provide leadership and performance management.
• Manage property budgets, expenses, and financial reporting.
• Handle resident concerns, lease violations, and conflict resolution.
• Coordinate maintenance activities to ensure appearance and safety standards.
• Build relationships with residents, vendors, and housing agencies.
