J & M Property Management in Omaha, NE is seeking an experienced Senior Property Manager specializing in LIHTC/Section 42 communities. The role covers day-to-day operation of affordable housing, ensuring compliance, leasing, occupancy, rent collection, maintenance coordination, and staff supervision.

You will work with our Compliance Department to maintain accurate applicant files, certifications, and documentation, and oversee certifications, annual and interim recerts, budgeting, and vendor

Qualifications

• 3+ years of multifamily property management experience.
• LIHTC/Section 42 experience strongly preferred.
• Working knowledge of affordable housing eligibility, certifications, and recertifications.
• Strong computer and property management software skills.
• Excellent organizational and time-management abilities.
• Ability to handle confidential information appropriately.

Responsibilities

• Maintain working knowledge of LIHTC/Section 42 requirements.
• Oversee leasing, resident relations, and rent collection.
• Prepare LIHTC certifications and recertifications.
• Manage property financial performance and budgeting.
• Coordinate maintenance and vendor management.
• Lead staff and ensure regulatory compliance.
• Prepare for audits and inspections.
• Ensure Fair Housing compliance.
