Job summary

Cirrus Asset Management is looking for a Leasing/Resident Services professional at Pines at Castle Rock (630 units) to greet residents, promote units, explain leases, and manage files. You will collaborate with the Property Manager and maintenance team to ensure high-quality work and resident satisfaction.

Responsibilities include processing applications, renewals, and re-certifications, maintaining waitlists, and assisting with retention efforts while upholding Fair Housing and state laws.

Qualifications

• Strong understanding of LIHTC regulations, income limits, and compliance rules.
• Knowledge of Property Management software: Yardi.
• Knowledge of affordable housing/government programs.
• Excellent customer service: ability to navigate diverse situations.
• Understands and complies with state landlord-tenant law, Fair Housing laws and Cal-OSHA.
• Knowledge of Excel, Word, and Outlook.
• Strong interpersonal skills: communicate with diverse individuals at all levels.

Responsibilities

• Greet and tour prospective residents.
• Promote units and amenities via online platforms, signage, and outreach.
• Explain lease terms, application requirements, and pricing.
• Process and maintain accurate resident files.
• Coordinate with Property Manager and maintenance team for quality work.
• Process re-certifications, renewals, and assist retention.
• Explain lease provisions and community policies to residents.
• Assist applicants with the application process.
• Create and update waitlist.
• Complete reports assigned by Property Manager.
• Ensure resident satisfaction through effective communication and proactive issue resolution.
• Conduct move-in/move-out inspections.
