Job summary

Pratum Co. is seeking an experienced Assistant Community Manager to oversee leasing operations at an affordable housing community governed by LIHTC and HUD Section 8 regulations.

You will lead a team, ensure full occupancy, maintain compliance, and deliver exceptional customer service to current and prospective residents. The role includes marketing, application processing, income verification, renewals, and coordination with property management to maintain records.

Qualifications

• 2+ years of property management experience.
• 2+ years experience in LIHTC compliance, HUD Section 8 compliance.
• Certification related to affordable housing or compliance (e.g., TCS or COS) preferred.
• Excellent customer service orientation.
• Strong verbal and written communication skills.
• Accounts receivable and collections experience.
• 2 years recertification experience or professional LIHTC/Section 8 designations.
• Attention to detail and ability to work independently.
• Proficient in Word, Excel, Outlook and Internet.

Responsibilities

• Manage wait list for Tax Credit for potential residents.
• Manage compliance, certification and recertification programs for LIHTC and Section 8.
• Coordinate on-site data collections and processing of resident information.
• Schedule resident recertification interviews and follow through to completion.
• Ensure proper calculation of income, assets, rent levels, etc.
• Assist manager with accounts receivables and payables.
• Coordinate apartment inspections and create work requests.
• Assist residents with inquiries.
• Maintain resident files per company and regulatory policy.
• Assist office staff with rent collection and social activities.
• Assist with several administrative and leasing tasks.
• Perform other duties as assigned by management.
