Job summary

Affordable Equity Partners, Inc. is seeking a Development Asset Manager to oversee new-construction and rehab LIHTC projects from closeout to stabilization. You will drive on-time delivery, manage funding packages and ensure LIHTC compliance while coordinating with lenders and operating teams.

The role requires strong budgeting, reporting, and cross-disciplinary collaboration across Transactions, Construction, Property Management and Accounting within a fast-paced development environment.

Qualifications

• Bachelor’s degree in Construction Management, Real Estate, Finance, Engineering or related field.
• Minimum around 5 years of progressively responsible experience in affordable housing development or asset management with LIHTC exposure.
• Excel skills; experience preparing budget vs. actual, cash-flow forecasts and capital calls.

Responsibilities

• Serve as the owner’s representative for assigned LIHTC developments, monitor GC progress and validate schedule recovery plans.
• Review and approve GC draw requests in accordance with SOPs, verify invoices, lien waivers, change orders and progress reports.
• Prepare funding packages, Flow of Funds schedules and coordinate with lenders, servicers and accounting.
• Coordinate investor reporting, notices and cross-functional collaboration among Transactions, Construction, Property Management and Legal.
• Lead development operations transition to OPAM with final cost certs, As-Built drawings and warranties.
