Job summary

Affordable Equity Partners, Inc (AEP) seeks an Operating Property Asset Manager to oversee a portfolio of stabilized LIHTC properties, driving performance, ensuring LIHTC compliance and lender requirements, and coordinating capital projects. You will lead leasing strategies, manage reserve draws, prepare investor updates, and work with Compliance, Legal, and Portfolio teams to deliver on underwriting and risk management.

Proficiency with MRI or Real Page and advanced Excel is preferred.

Qualifications

• Bachelor's degree or equivalent experience in Real Estate, Finance, or related field.
• 4–7 years of multifamily asset management or affordable housing experience.
• Familiarity with LIHTC program and asset management systems.

Responsibilities

• Owns monthly/quarterly property performance reporting (P&L, occupancy, rent variance).
• Develops action plans to address variances and meet underwriting expectations.
• Maintain LIHTC compliance and respond to audits and 8823 reports.
• Manage reserve draws and oversee capital projects from scoping to completion.
• Direct leasing/marketing strategies to maximize revenue and occupancy.
• Support refinancing/disposition efforts with operating histories and compliance docs.
