Job summary

Affordable Equity Partners, Inc. (AEP) seeks an Operating Property Asset Manager (OPAM) to oversee a portfolio of stabilized LIHTC properties, ensuring asset value, regulatory compliance, and operational excellence.

You will drive performance metrics, manage leasing, marketing, and capital projects, and coordinate with Compliance, Legal, and Investor Relations.

This hybrid role emphasizes data-driven reporting, risk management, and collaboration across teams to deliver sustained NOI growth.

Qualifications

• Bachelor's degree or equivalent experience in real estate, finance, or related field.
• 4–7 years in multifamily asset management or affordable housing with LIHTC knowledge.
• Experience with MRI or similar asset management systems; comfort with automation/AI tools.

Responsibilities

• Owns portfolio-level asset performance, including P&L, occupancy, rent variances, and utility trends.
• Maintains LIHTC compliance and coordinates annual recertifications and audits.
• Manages reserve draws, capital projects, budgets, and project milestones.
• Directs leasing and marketing strategies to optimize occupancy and revenue.
• Supports refinancing and disposition efforts with operating histories and documentation.
