Job summary

Affordable Equity Partners, Inc. (AEP) seeks a Development Asset Manager to serve as the owner's representative for LIHTC projects from construction close through stabilization.

You will ensure on-time, on-budget delivery, manage draw reviews, and coordinate fund flows and investor communications. The role blends construction oversight, capital administration, lease-up management, and LIHTC compliance coordination.

Qualifications

• Bachelor’s degree or equivalent experience in construction/real estate/finance fields.
• At least 5 years of experience in affordable housing development, construction management, or LIHTC asset management.
• Experience reviewing AIA pay applications, lien waiver sequencing, GC/CM contracts, and draw requisitions.
• Working knowledge of LIHTC program rules (first 15-year compliance, extended use, income recertification basics).

Responsibilities

• Serve as owner's representative for developments; monitor GC progress and validate schedule recovery plans.
• Review and approve GC draw requests per the Draw Request SOP; verify invoices, lien waivers, and change orders.
• Coordinate with investor relations, fund management, accounting and legal on investor reporting and notices.
• Lead development operations transition and provide hands-on support to OPAM until asset operates smoothly.
