Qualifications

• Bachelor’s degree in accounting, finance, real estate, business, or a related field.
• Three to five years of experience in LIHTC, affordable housing, tax-credit syndication, real estate asset management, or a closely related field.
• Experience reviewing or working with LIHTC documentation, including cost certifications, Form 8609s, state eligibility documentation, tax-credit projections, construction draws, and/or investor reporting.

Responsibilities

• Oversee the performance, compliance, and financial health of an assigned LIHTC portfolio throughout each asset’s lifecycle.
• Monitor properties during construction and lease-up by reviewing construction draws, capital requests, project updates, and other supporting documentation.
• Serve as a primary point of contact for developers, general partners, property management companies, and other external partners following project closing.
• Review tenant files and supporting compliance documentation based on property-level risk assessments.
• Partner with property management compliance contacts to collect required forms, certificates, and other documentation.
• Analyze lease-up progress, construction timelines, and anticipated placed-in-service dates to prepare tax-credit projections.
• Review and approve cost certifications, Form 8609 documentation, state eligibility statements, and other LIHTC-related deliverables.
• Review property-level tax returns, interim financial statements, and audited financial statements.
• Evaluate operating results, financial trends, budget-to-actual variances, liquidity, and other performance indicators to identify risks and opportunities.
• Prepare investor reporting, including quarterly construction and lease-up memorandums, project summaries, and other internal and external reporting.
• Manage the collection of asset management fees through the company’s real estate database.
• Review project documentation for consistency with closing pro formas, partnership agreements, due-diligence materials, and other closing documents.
• Coordinate with underwriting, tax, finance, acquisitions, and other internal teams to provide portfolio data and support ongoing reporting requirements.
• Build and maintain strong, long-term relationships with development and operating partners while proactively identifying and resolving issues.
