Job summary

HomeTown Lending, Inc. is a growing, independent mortgage brokerage seeking an experienced, licensed Loan Officer Assistant (LOA) to manage a high-volume pipeline and support loan origination from application to closing.

The ideal candidate holds an active MLO license and mortgage broker experience, excelling in communication, organization, and problem-solving while coordinating with borrowers, real estate agents, processors, and lending partners.

Qualifications

• Active Mortgage Loan Originator (MLO) license through NMLS — REQUIRED.
• Previous mortgage broker experience — REQUIRED.
• Minimum 2 years of experience in mortgage origination or related role preferred.
• Strong understanding of conventional, FHA, and VA guidelines.
• Experience reviewing borrower income, assets, credit, and qualification documentation.
• Familiarity with mortgage pricing, loan structuring, and underwriting requirements.
• Experience managing multiple active mortgage files and deadlines.

Responsibilities

• Assist with managing new mortgage inquiries, applications, and pre-approvals.
• Review borrower applications, credit reports, income documentation, assets, and liabilities.
• Calculate qualifying income, DTI, and LTV ratios.
• Assist with structuring loan scenarios across various programs.
• Prepare and issue pre-approval letters as authorized.
• Communicate with borrowers to collect documentation and complete applications.
• Assist with loan pricing, rate lock coordination, and submissions.
• Actively manage the loan pipeline from application through funding.
• Coordinate with processors, underwriting, title companies, and lending partners.
• Provide CEO with consistent pipeline updates.
