Job summary

Evergreen Real Estate Services is seeking a Leasing Agent for a full-time on-site role at Winton Manor in Cleveland, OH. The position involves marketing available units, guiding applicants, and ensuring documentation and compliance requirements are met to maintain high occupancy.

The ideal candidate has at least 2 years of on-site leasing experience, with familiarity in affordable housing programs preferred.

Qualifications

High school diploma or GED required.
Minimum of 2 years of on-site property management or leasing experience required.
Experience in affordable housing programs (e.g., LIHTC, Section 8) strongly preferred.
Associate’s or Bachelor’s degree preferred.

Responsibilities

Greet and qualify prospective residents; present available apartments professionally.
Ensure leasing activities comply with Fair Housing, ADA, FCRA, and laws.
Conduct eligibility verifications and income targeting per requirements.
Complete leasing documents including applications, addenda, income certifications, leases, and communications.
Enter and update applicant information in leasing software in a timely manner.
Maintain reports on leasing activity and file paperwork accurately.
Assist with outreach marketing and market surveys to support occupancy goals.
Monitor market conditions and help with marketing the community and resident satisfaction.
Support residents during move-in and orientation; respond to service requests promptly.
Assist with rent collections and deposits as needed.
