Job summary

Greystar in Charleston, SC seeks a Leasing Specialist to coordinate marketing, leasing, and renewal strategies across a 300-unit townhome community. You will lead tours, process applications, screen credits, and prepare lease packages to achieve occupancy and revenue goals.

The role requires flexibility for evenings, weekends, and holidays, with an emphasis on resident satisfaction and timely lease renewals. The position includes robust benefits and on-site incentive opportunities.

Qualifications

• Incumbents must have all licenses and/or certifications as required by State and Local jurisdictions.
• Incumbents must have valid driver’s license to operate a golf cart on property.

Responsibilities

• Leads leasing activities to achieve occupancy and revenue goals, greets prospects, tours communities, processes applications, conducts credit checks, prepares lease and move-in documents, and ensures smooth move-in and signing.
• Inspects apartments for move-in readiness and coordinates any maintenance items.
• Develops short- and long-term marketing plans to sustain occupancy and follows policies on concessions and programs.
• Designs and executes marketing activities to drive traffic, including referrals and online marketing.
• Uses on-site property management software to track availability, traffic, and resident data.
• Ensures show units meet quality standards through daily inspections and coordination with maintenance.
• Follows up with prospects and residents to finalize lease or renewal decisions.
• Supports lease renewal efforts by preparing renewal packages and contacting renewing residents.
• Responds promptly to resident and owner questions and documents requests.
