Job summary

Greystar is seeking a Leasing Specialist to coordinate the community's marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident satisfaction goals. You will greet prospects, conduct tours, process applications, and prepare lease packages to ensure a smooth move-in.

The role requires managing show units, tracking data in on-site software, and following renewal protocols to maximize occupancy. A valid driver’s license is required for on-site operations.

Qualifications

• Incumbents must have licenses and/or certifications as required by State and Local jurisdictions.
• Valid driver's license to operate a golf cart on property.

Responsibilities

• Performs all sales and leasing activities to achieve the community's revenue and occupancy goals by greeting and qualifying prospects, conducting tours and showing apartments, processing applications, credit screening, and preparing the lease and move-in package.
• Inspects apartments prior to move-in and ensures units are move-in ready; coordinates maintenance as needed.
• Develops short- and long-term marketing plans to sustain occupancy and follows policies related to concessions and programs.
• Designs marketing activities to drive traffic, including referrals, employer outreach, and internet marketing.
• Uses on-site management software (OneSite, Yardi) to track availability, traffic, and resident data.
• Ensures show units meet company standards; coordinates maintenance and showroom presentation.
• Follows up with prospects and residents to finalize lease decisions and renewals.
• Supports lease renewal activities by preparing renewal letters and coordinating renewals.
• Responds to resident questions and coordinates with maintenance/owners as needed.
