Job summary

Foundation Communities is seeking a Leasing Consultant in Austin, TX. The role serves as the primary sales representative for our community, located at 2906 E Martin Luther King Jr Blvd, Austin, TX 78702. You will greet residents, conduct tours, and work leads to achieve leasing targets.

The candidate will qualify prospects, monitor market trends, and handle all lease paperwork while ensuring readiness of models and units. Bilingual abilities and fair housing training are a plus.

Qualifications

• 1 year of practical experience in sales or customer relations.
• Fluency in English with proficiency in another language (Spanish, Arabic, or Pashto).
• Fair housing training.
• Experience with OnSite software.

Responsibilities

• Greet prospective and current residents in a professional, friendly office atmosphere.
• Work generated leads to lease apartments and meet leasing and move-in goals.
• Conduct community and apartment tours for prospects.
• Maintain a consistent level of sales closings.
• Complete guest cards, send thank-you notes, and follow up with qualified prospects.
• Qualify prospects according to Foundation Communities criteria.
• Monitor local market trends and update property comparables monthly.
• Complete lease paperwork, collect deposits, fees, and rent payments.
• Inspect models and vacant units daily to ensure readiness.
• Assist in keeping grounds clean and report maintenance needs.

Position Description

The Leasing Consultant acts as the primary sales representative for the community.

Primary Duties/Responsibilities

• Presents a professional friendly office atmosphere while greeting prospective and current residents
• Work generated leads in order to lease apartments and fulfill leasing and move-in goals
• Conducts tours of the community and specific apartments with prospective residents
• Maintains a consistent level of sales closings
• Completes guest cards, sends thank-you notes, and follows up on every qualified prospect
• Qualifies prospects according to Foundation Communities Criteria
• Monitors local market trends and conditions, and updates property comparable once a month
• Completes all new & renewal lease paperwork, collects initial deposits, fees and rental payments
• Inspects models and vacant units daily to ensure readiness
• Assists in keeping grounds clean, and reports community maintenance needs.

Minimum Requirements

• Normally receives no instruction on routine work, general instructions on new assignments
• Organizational and filing skills
• Possess knowledge of the specific programs relative to the property; including the gathering and verification of all documentation necessary to meet program compliance

Preferred Requirements

• One (1) year of practical experience in sales or customer relations
• Ability to communicate fluently in English and proficiency in another language (Spanish, and/or Arabic, and/or Pashto)
• Fair housing training
• Onesite software experience

Working Conditions

An occupational exposure to blood or other potentially infectious materials can be expected. May be asked to clean up bodily fluids with appropriate training and personal protective equipment provided.

Physical Requirements

• CONSTANTLY: sitting, standing/walking, finger dexterity, lifting/carrying under 10 pounds.
• FREQUENTLY: grasping/gripping, pushing/pulling, bending/stooping, squatting, climbing, lifting/carrying between 11-20 pounds.
• OCCASIONALLY: reaching above the shoulder, lifting/carrying over 20 pounds.

Compensation

$19.12 hour
