Job summary

KPM in Nashville is seeking an Assistant Manager with strong customer service to oversee daily operations at one of our apartment communities. The role supports the Property Manager, assists with leasing, rent collection, and delivering exceptional resident service.

Responsibilities include rent collection, issuing notices, handling evictions, reducing delinquency, renewals, and managing the leasing process.

Qualifications

• High school diploma or equivalent.
• 3+ years of experience as an Assistant Manager on a multifamily property.
• Experience with leasing, renewal, rent collection, and property management operations.
• Excellent verbal and written communication skills.

Responsibilities

• Collect all rent, late fees, and utility payments.
• Issue notices (3-day, lock out, etc.).
• Prepare, file, and follow up on eviction cases in a timely manner.
• Reduce delinquency by performing timely walk-throughs of units.
• Review lease expiration on a 90-day cycle and follow up with residents on renewals.
• Fulfill all tasks associated with the leasing process (TAA agreement, leasing application process, addendums, screening process, approval criteria, etc.).
• Perform other duties assigned.
