Job summary

KPM Property Management, LLC seeks an ambitious Assistant Manager for our Nashville apartment communities. The role supports the Property Manager in daily operations, leasing, rent collection, and delivering excellent resident service.

Responsibilities include processing rent and notices, handling evictions, reducing delinquency, and managing lease renewals. Excellent communication and organization are essential. 2+ day flexibility may be required.

Qualifications

• Experience as an Assistant Manager on a multifamily property.
• Strong leasing, renewal, rent collection knowledge.
• Excellent verbal and written communication and resident relations.

Responsibilities

• Collect all rent, late fees, and utility payments.
• Issue notices (3-day, lock out, etc.).
• Prepare, file, and follow up on eviction cases in a timely manner.
• Reduce delinquency by performing timely walk-throughs of units.
• Review lease expiration on a 90-day cycle and follow up with residents on renewals.
• Fulfill all tasks in the leasing process (TAA, applications, addendums, screening, approval criteria).
• Perform other duties assigned.
