Job summary

Colonial Group in Nashville is seeking a Leasing Specialist to drive occupancy and resident satisfaction in a multifamily community. You will tour properties, qualify leads, process applications, and coordinate marketing initiatives to maintain strong occupancy and financial performance.

The role supports the Property Manager in daily operations, ensuring a positive living experience for residents and timely responses to maintenance needs. Weekend availability may be required.

Qualifications

• High School Diploma or equivalent.
• Minimum one year of leasing, sales, or customer service experience; property management experience preferred.
• Proficient with Microsoft Office and property management software (Yardi/OneSite) experience required.
• Experience using social media (Facebook, Instagram) is preferred.
• Excellent organizational and communication skills with the ability to manage multiple tasks in a fast-paced environment.
• Strong attention to detail, problem-solving abilities, and ability to work independently or in a team.
• Customer-service oriented with residents and vendors; able to interact professionally.
• Weekend availability may be required by the property.
• Valid driver’s license for operating golf carts if applicable.

Responsibilities

• Greet prospective residents, conduct property tours, and show available apartments and amenities.
• Qualify leads, process rental applications, run background and credit checks, and prepare lease documents.
• Ensure units are move-in ready and coordinate with maintenance.
• Execute lease agreements and move-in packages.
• Design and implement marketing plans to generate traffic and maintain occupancy.
• Promote the community via digital platforms (Craigslist, Facebook, email).
• Coordinate resident referral programs and employer outreach.
• Maintain knowledge of market conditions, competitor properties, rental rates and trends.
• Support retention through customer service and timely responses to questions and maintenance needs.
• Follow up with prospects and new residents to ensure satisfaction.
• Participate in lease renewals and finalize extensions.
• Maintain records in property management software (Yardi, OneSite).
• Keep guest cards updated and follow up on all leads.
• Assist with rent collection and delinquent accounts.
