WinnCompanies is seeking a Maintenance Supervisor II for New Irvine Turner, a 143-unit affordable housing community in Newark, NJ. The role leads the maintenance team, plans preventive maintenance, and manages vendor activities to keep the property safe, compliant, and well-maintained.

The position requires 3-5 years of maintenance experience and 1-3 years of supervisory work, with HVAC, plumbing, electrical, and general building systems expertise. On-call duties are included on a rotating basis.

Qualifications

• High school diploma or GED required.
• 3-5 years apartment/property maintenance experience.
• 1-3 years supervisory or team management experience.
• Prior experience with boilers.
• CAMT certification preferred or required.
• Valid driver’s license in good standing per policy.
• Proficiency with MS Office and work order systems.

Responsabilités

• Lead and supervise maintenance team, ensuring high-quality work and resident service.
• Recruit, train, coach, and develop staff with safe work practices.
• Oversee service requests, work orders, staff schedules, and vendor activities.
• Manage preventive maintenance programs and building inspections.
• Coordinate repairs across HVAC, plumbing, electrical, appliances, carpentry.
• Review inspection findings, obtain contractor bids and assist capital projects.
• participate in on-call rotation and respond to after-hours emergencies.
