Job summary

TAM Residential in Albuquerque, NM is seeking a Lead Maintenance Technician to oversee maintenance operations, perform repairs, preventive maintenance and emergency response, ensuring apartments, amenities, and common areas are safe and welcoming.

The role requires hands-on technical expertise and strong leadership, with responsibilities including supervising staff, responding to resident requests within 24 hours, and coordinating inspections and safety compliance across properties.

Qualifications

• Previous experience in apartment maintenance required.
• HVAC certification required.
• CPO certification is required.
• Proficiency with maintenance tools, equipment, and repair techniques.
• Strong organizational and time management skills to prioritize work orders and projects.
• If job duties require a vehicle, must have a valid driver’s license and insurance.

Responsibilities

• Oversee maintenance operations and repairs.
• Complete resident service requests within 24 hours when possible.
• Remain on-call 24/7 per schedule for emergencies.
• Inspect property systems and areas (HVAC, roofs, stairs, etc.).
• Train maintenance staff, porters, and groundskeepers.
• Maintain pools, playgrounds, and recreational areas.
• Inspect vacant apartments for move-in readiness (min 5 per week).
• Travel to TAM communities as needed.
• Assist with resident events and notices.
