Job summary

Foresight Asset Management, LLC is seeking a skilled Lead Maintenance Technician to oversee daily maintenance operations of our apartment community. You will supervise staff, manage preventive maintenance, and ensure safety compliance and resident satisfaction.

This role involves coordinating with vendors, leading unit make-ready, and maintaining logs. A strong leader with HVAC, plumbing, electrical, and carpentry knowledge will thrive in a fast-paced environment.

Qualifications

• High school diploma or equivalent.
• 2–5 years of residential/multifamily maintenance experience; 2–3 years in a lead or supervisory role preferred.
• HVAC certification (CFC/EPA universal), EPA certification required; CPO or other trade credentials preferred.
• Strong knowledge of mechanical, electrical, plumbing, carpentry, HVAC, appliance repair, pool/spa, and general facility maintenance.
• Proven leadership, organizational, and communication skills; customer‑focused, safety‑conscious and detail‑oriented.

Responsibilities

• Supervise, schedule, and inspect maintenance staff work, both in-house and contracted.
• Manage preventative maintenance programs, property inspections, and safety compliance.
• Respond to resident service requests and maintain clear communication with residents and management.
• Lead unit make-ready processes – repair, paint, clean, and prepare vacant apartments for move-in.
• Diagnose, inspect, repair, or replace HVAC systems and related equipment.
• Coordinate bids, manage contracts, and interact with vendors for landscaping, trash removal, renovations, and specialty repairs.
• Mentor and train Maintenance Technicians; ensure safety culture adherence.
• Maintain thorough records/logs of maintenance activity, safety meetings, work orders, expenditures, and regulatory compliance.
• Participate in rotating on-call schedule for emergencies.
