Job summary

TAM Residential is seeking a Lead Maintenance Technician to oversee maintenance operations, perform repairs, and ensure safety and appeal across our multifamily communities. This role requires hands-on technical expertise, strong leadership, and the ability to manage multiple priorities across properties.

You will supervise maintenance staff, respond to resident requests within 24 hours when possible, stay on-call, and coordinate preventive maintenance, safety compliance, and vendor

Qualifications

• Previous experience in apartment maintenance required.
• HVAC certification required.
• CPO certification is required.
• Ability to read technical manuals and safety instructions.
• Strong organizational and time management skills.

Responsibilities

• Oversee and complete resident service requests within 24 hours when possible.
• Remain on-call 24/7 according to schedule.
• Inspect property systems and areas regularly.
• Train maintenance staff and supervise porters and groundskeepers.
• Ensure upkeep of pools, playgrounds, and recreational areas.
• Inspect vacant apartments for move-in readiness (minimum 5 per week).
