Job summary

Vivmark Residential is seeking a Lead Maintenance Technician in Bloomfield, NJ, to diagnose and repair HVAC, electrical, plumbing and general systems. You will lead and mentor junior technicians, perform preventative maintenance, and ensure apartments and garages are rent-ready with timely turnkey work.

The role requires 3+ years of hands-on maintenance experience, a valid driver’s license, and the ability to handle on-call rotations.

Qualifications

• 3+ years of maintenance experience including HVAC, plumbing, electrical and general tasks.
• HVAC certification readiness/willingness to learn.
• On-call schedule participation required.
• Ability to communicate with residents and team.
• Ability to read maintenance policies and SDS.
• Knowledge of PPE and safe chemical handling.
• Familiarity with emergency systems and paint basics.

Responsibilities

• Diagnose and repair HVAC, electrical, plumbing, appliances, carpentry, and related systems.
• Assist with creating and organizing work orders and maintenance tasks.
• Complete work orders and repairs per company standards in a timely manner.
• Ensure vacant units and garages are rent-ready with turnkey tasks.
• Train and oversee junior maintenance staff.
• Conduct preventative maintenance on site.
• Inspect grounds and buildings daily for maintenance needs.
