Job summary

Vivmark Residential in Long Island City, NY is seeking a Lead Maintenance Technician to ensure safety, comfort, and function across our properties.

You will diagnose and repair HVAC, electrical, plumbing, and major appliances, supervise junior techs, perform preventative maintenance, and keep units rent-ready with timely turnarounds. This role includes on-call rotation and eligible housing and cell phone stipend.

Qualifications

• 3+ years of maintenance experience including HVAC, plumbing, and electrical.
• Valid driver's license.
• HVAC certification (CFC) or willingness to learn.
• On-call schedule rotation with the team.
• Ability to communicate with residents and team.
• Understanding of policies including Key Control and Turnover.
• Knowledge of cleaning chemicals and SDS.
• Familiar with PPE and safety procedures.
• Basic knowledge of emergency systems and shutoffs.
• Paint types and tools knowledge.

Responsibilities

• Diagnose and repair problems in HVAC, electrical, plumbing, major appliances, carpentry, and more.
• Assist with creating and organizing work orders and general maintenance tasks; complete assigned work orders on time.
• Ensure vacant apartments and garages are rent-ready with turnkey work.
• Train, mentor, and oversee Maintenance Technicians I and II.
• Conduct apartment Preventative Maintenance (PM).
• Inspect grounds and buildings daily to identify maintenance needs.
• Maintain incident and injury-free safety culture per Vivmark policies.
• Perform hot works when applicable (brazing, soldering, welding).
