Job summary

Avenue5 Residential is seeking a Maintenance Supervisor for our Nashville on-site team. You will lead daily maintenance operations, ensure unit turns meet standards, and coordinate with property leadership to maintain safety and curb appeal.

The role requires hands-on skills in electrical, plumbing, HVAC, carpentry, and general maintenance, plus strong customer service and supervisory abilities. On-call rotation may be required.

Qualifications

• Requires high school diploma or equivalent and CFC/HVAC/EPA certification.
• At least three years of property management experience; supervisor experience required.
• CPO license is required and HVAC certifications are desirable.

Responsibilities

• Oversee day-to-day maintenance operations and ensure property compliance.
• Ensure service requests and unit make-ready standards are met.
• Review progress of service requests and identify chronic issues.
• Respond promptly to maintenance issues per policy.
• Perform repairs to electrical, plumbing, HVAC, carpentry, flooring, and more.
• Conduct safety inspections and manage emergencies.
• Maintain work order accuracy and resident satisfaction.
• Monitor maintenance costs to keep within budget.
• Walk property weekly with leadership to address challenges.
