Job summary

Willow Bridge Property Company is seeking an experienced Maintenance Supervisor to lead maintenance operations at a multi-family community. You will manage requests, set schedules, and mentor a frontline team. The role requires at least 5 years of maintenance experience, strong leadership, and proficiency across electrical, plumbing, HVAC, and carpentry.

Qualifications

• Position requires a minimum of 5 years’ related maintenance experience, property management experience preferred.
• Proven ability to supervise and lead a team.
• Expert-level understanding and diagnosing in electrical, carpentry, plumbing, HVAC, painting, carpet care, appliance repair.
• Certifications preferred: HVAC, EPA & CPO where applicable.
• Effective communication and interaction with management team, partners, subordinates, vendors or residents, sufficient to exchange or convey information and to give and receive work direction.
• Expert skills regarding the operation of small hand and electrical tools, basic electrical, carpentry, painting and small machinery repair.
• Basic computer skills (able to operate mobile device, PC).
• Ability to operate a motor vehicle (valid license required).
• Must be available for regular on-call work assignments/ emergency calls and work scheduled off-hours and emergency overtime as required.

Responsibilities

• Plan, schedule, and supervise the maintenance staff in the performance of their daily activities including: maintenance, installation and repairs, service requests, turns, cleaning of grounds and common areas.
• Hire, train, and develop maintenance staff and ensure company policies, procedures and safety practices are applied.
• Communicates effectively within their team, motivating team members and clearly conveying expectations and goals.
• Participates in various department or regional meetings and community events, leads safety and department meetings with staff members.
• Coordinate with vendor and contractor installation, maintenance, and repair work.
• Apply preventive care, inspections, and timely repairs to protect the long-term condition of property assets.
• Maintain budget for department; understand the financial impact of maintenance decisions and adjust approach to stay within budget.
