Job summary

Bridge Property Management is seeking a Service Manager to oversee maintenance operations for at least one apartment community, typically under 600 units. The role provides hands-on leadership, supervises staff, manages vendors, and ensures property readiness and high-quality service delivery.

You will lead preventative maintenance, coordinate unit turns, conduct site inspections, and drive safety, compliance, and budget adherence across assigned properties, leveraging strong technical knowledge

Qualifications

• 3–5+ years of experience in multifamily maintenance management with advanced technical knowledge
• HVAC, plumbing, electrical, carpentry and general building systems expertise required
• EPA certification Type I, II, or Universal; CPO preferred for some portfolios
• Strong leadership, coaching, and customer service skills essential
• High School diploma or equivalent required

Responsibilities

• Lead maintenance operations across at least one apartment community ensuring consistent service standards
• Supervise, schedule, and prioritize daily maintenance activities including service requests and emergency response
• Oversee vendor and contractor relationships and ensure timely completion of repairs
• Direct unit turn scheduling to minimize vacancy days and ensure move-in readiness
• Conduct routine site inspections on property condition, safety, and maintenance quality
• Lead preventative maintenance programs and ensure proper documentation and compliance
• Manage inventory and coordinate parts and tools with teams
• Provide advanced troubleshooting support for building systems
• Support budget planning and cost management for assigned properties
• Ensure licenses and certifications are up to date and OSHA/MSDS compliance
