Job summary

Equity Property Management, LLC in Mishawaka, IN is seeking a full-time Maintenance Supervisor for an apartment community. You will lead the maintenance team, perform hands-on repairs and oversee preventive maintenance to uphold property standards.

Requirements include HVAC certifications, a high school diploma or equivalent, supervisory experience, strong communication and budgeting skills, and the ability to manage schedules, respond to service requests, and ensure safety and Fair Housing

Qualifications

• High school diploma or equivalent preferred; trade/technical training a plus.
• Demonstrates understanding of mechanical and electrical systems.
• HVAC certifications required; supervisory and leadership skills needed.

Responsibilities

• Lead maintenance staff; delegate, supervise and direct work.
• Perform hands-on maintenance across HVAC, electrical, plumbing, pool, flooring, carpentry, drywall, and appliances.
• Ensure timely, courteous service requests and uphold company standards.
• Manage inventory of vacant units; schedule contractors and staff for turn process; inspect move-in quality.
• Schedule and perform preventive maintenance; follow Preventive Maintenance Program.
• Complete regular property inspections and maintain grounds and common areas.
• Monitor and maintain all mechanical equipment (water heaters, HVAC, boilers, etc.).
• Recommend repairs or replacements where needed.
• Track inventory materials and be available for on-call evenings/weekends.
• Comply with Fair Housing laws and standards.
