Equity Property Management in Mishawaka, IN seeks a full-time Maintenance Supervisor for an apartment community. The role leads the maintenance team, performs hands-on tasks across HVAC, electrical, plumbing, and more, and ensures responsive, courteous service requests.

Strong supervisory and budgeting skills are essential. The position requires a high school diploma (trade training a plus), HVAC certification, and at least three years of maintenance experience.

Qualifications

• High school diploma or equivalent; trade/technical training a plus.
• Understanding of mechanical and electrical systems.
• Minimum of three years hands-on maintenance experience (plumbing, electrical, carpentry, HVAC).
• Supervisory experience is required for the Supervisor position.
• Knowledge of current codes and regulations; strong communication and budgeting skills.
• Must be able to lift and handle heavy equipment; valid driver’s license and proof of insurance.
• HVAC certifications required.

Responsibilities

• Lead maintenance staff, delegate, supervise the department.
• Perform hands-on maintenance in HVAC, electrical, plumbing, and more to maintain property value.
• Ensure timely, courteous handling of service requests.
• Manage inventory for vacant apartments; schedule turns; inspect move-ins.
• Plan preventive maintenance and follow the Preventive Maintenance Program.
• Conduct regular property inspections.
• Maintain grounds and common areas; keep trash-free.
• Monitor and maintain mechanical equipment (water heaters, HVAC, boilers).
• Recommend repairs or replacements as needed.
• Track inventory materials and assist with on-call shifts.
• Comply with Fair Housing laws.
