Qualifications

• Two years of experience as an Engineering Supervisor in residential/apartment industry.
• HVAC certification required.
• General residential maintenance skills: A/C, carpentry, plumbing, electrical, appliance repair, wiring.
• Able to lift up to 50 pounds; climb ladders.
• Must maintain safety standards.

Responsibilities

• Supervise maintenance team.
• Represent the company with vendors, contractors, and temporary staff.
• Coordinate preventive maintenance per safety procedures and daily plans.
• Inspect and test equipment and furnishings for safe operation.
• Arrange replacement components or notify management of needs.
• Evaluate long-term needs for projects and improvements.
• Maintain maintenance records in the system and manage inventory.
• Provide training on safety and maintenance needs.
• Attend trainings as needed.
• Ensure high safety standards are developed and met.
• Organize and lead projects from initiation to completion.
• Know state/local/federal housing laws related to maintenance.
• Maintain a clean, safe environment and report unsafe conditions.
• Partner with external vendors on special projects.
• Conduct morning meetings with maintenance staff.
• Maintain inventory of materials and equipment.
• Perform monthly property safety inspections.
• Assist with State audits.
• Submit monthly maintenance reports.
• Provide superior customer service and represent the company professionally.
• Maintain a courteous attitude with residents, coworkers, and the public.
