Job summary

Coakley & Williams Construction is seeking a Construction Project Manager to lead large base building projects for multifamily, commercial, and education sectors. You will manage safety, quality, schedule, cost, contracts, procurement, client communication, and project closeout, collaborating with the Superintendent and project team.

The role requires 3+ years of commercial PM experience, proficiency in Procore/Bluebeam and BIM, and OSHA 30 and CPR/First Aid certifications or ability to obtain

Qualifications

• Three years of experience managing major commercial construction projects (>= $20M).
• Experience with budgets, forecasts, schedules, contracts, procurement, change orders, closeout.
• Experience coordinating owners, architects, engineers, CM, subcontractors, vendors and internal teams.
• Knowledge of commercial construction methods, safety, quality control, and PM practices.
• Proficiency with Procore, Bluebeam; working knowledge of Primavera and BIM.

Responsibilities

• Lead large base building projects from preconstruction through turnover and closeout, with safety and quality as priorities.
• Coordinate with the Project Superintendent to set objectives and lead field and office activities.
• Develop and monitor project schedules, identify risks, implement recovery plans.
• Manage project financials: budgets, forecasts, cost-to-complete, owner change orders, invoices.
• Lead subcontractor procurement and administer subcontract agreements.
• Monitor subcontractor performance for contract, schedule, safety, and quality.
• Manage contracts, permits, submittals, RFIs, changes, meeting records, and closeout materials.
• Communicate status, financials, risks, schedules, and changes to owners and leadership.
