Job summary

Coakley & Williams Construction is seeking a Construction Project Manager to lead planning, execution, financial management, and successful completion of multi-family, life sciences, and other commercial projects. You will collaborate with the Project Superintendent and team to ensure safety, quality, schedule, and cost controls throughout preconstruction, procurement, construction, turnover, and closeout.

The PM serves as primary contact for owners, architects, engineers, and subs; success

Qualifications

• 3+ years managing major commercial construction projects valued at $20M+.
• Experience managing project budgets, forecasts, schedules, contracts, procurement, change orders & closeout.
• Experience coordinating owners, architects, engineers, construction managers, subcontractors, vendors & internal teams.
• Proficient with MS Office, Procore, Bluebeam; knowledge of Primavera scheduling and BIM.
• OSHA 30 certification or ability to obtain within defined period; First Aid & CPR certifications or ability to obtain.

Responsibilities

• Lead commercial construction projects from preconstruction through closeout with safety and quality as core priorities.
• Partner with the Project Superintendent to set objectives, assign responsibilities, and lead field and office activities.
• Develop, monitor, and update project schedules; identify risks and implement recovery plans.
• Manage project finances: budgets, forecasts, change orders, monthly requisitions, subcontractor payments & invoices.
• Lead subcontractor procurement: scopes of work, procurement logs, negotiations, and subcontract administration.
• Monitor subcontractor performance for contract, scope, schedule, safety & quality compliance.
• Manage contracts, permits, submittals, RFIs, change docs, records, and closeout materials.
• Communicate project status, financials, risks, schedules, and changes to owners, architects, engineers, managers & leadership.
• Support preconstruction, estimating, proposals, RFPs, logistics planning & constructability reviews.
• Build client/industry relationships and mentor project team.
