This position is primarily responsible for maintaining cleanliness and orderliness in the building(s) by performing heavy cleaning duties such as cleaning floors, shampooing rugs, washing walls and glass, removing rubbish, etc. Additionally, the janitor tends to the furnace and/or boiler, performs routine maintenance, notifies management of repairs, and clears snow or debris from sidewalks.

Essential Duties and Responsibilities

Core duties include, but are not limited to:

• Performing cleaning and maintenance tasks as outlined above.
• Ensuring all business is conducted in accordance with company policies, laws, and regulations such as OSHA, ADA, and Fair Housing.
• Removing snow and salting walkways during appropriate months.
• Walking the property exterior and interior regularly to remove litter, debris, graffiti, and vandalism; ensuring areas remain secure.
• Cleaning vacant units during turnover and performing floor care.
• Dusting, vacuuming, and cleaning common areas and mechanical rooms.
• Assisting with exterior maintenance tasks and groundskeeping if no Grounds position exists.
• Distributing resident communications and assisting with light maintenance inside units and common areas.
• Maintaining grounds and assisting with pool maintenance as directed.
• Monitoring property conditions and reporting unsafe conditions immediately.
• Replacing interior and exterior lighting and completing work orders as assigned.
• Prioritizing safety and using safety equipment appropriately.

Qualifications

Applicants should have:

• High school diploma or GED, or 1-3 years related experience.
• Ability to read, write, and communicate effectively.
• No computer skills required.
• Pool certification if applicable.
• Minor maintenance knowledge and at least 2 years of janitorial experience.
• Knowledge of plant care, tools, and safety procedures.
• Ability to work in a fast-paced environment and as part of a team.

Physical Demands & Work Environment

Requires standing, walking, lifting up to 150 pounds with assistance, and exposure to weather and chemicals. Reasonable accommodations can be provided for disabilities.

Additional Information
