Job summary

Zenith is seeking an Assistant Property Manager to support the daily operations of a national industrial outdoor storage portfolio. The role emphasizes tenant coordination, vendor management, and ensuring financial and lease administration accuracy across properties.

You will liaise with tenants and local teams, build a network of qualified vendors, and assist with budgeting, reporting, and bids for capital projects.

Qualifications

• Bachelor’s degree preferred or equivalent experience in property management, real estate, or a related field.
• 2–4 years of property management experience, industrial or logistics assets preferred.
• Strong organizational skills and attention to detail.
• Excellent written and verbal communication skills.
• Proficiency in Microsoft Office; experience with Yardi or MRI is a plus.

Responsibilities

• Assist in day-to-day management of IOS properties, ensuring maintenance and compliance.
• Serve as a point of contact for tenants and local property management teams.
• Develop and maintain a network of local vendors and contractors.
• Prepare and distribute tenant notices, service updates, and internal reporting.
• Maintain organized tenant files and lease documents.
• Assist with onboarding/offboarding of tenants.
• Review accounts receivable, track delinquencies, and assist with collections.
• Support lease administration by tracking critical dates.
• Monitor property conditions and escalate safety or infrastructure issues.
• Assist with budgeting, variance reporting, and expense tracking.
• Solicit and evaluate competitive bids for capital improvement projects.
